VACATION RENTALS- FREQUENTLY ASKED QUESTIONS 

How do I make a reservation?
Use our "Book Now" option on the website, or simply call us at (850) 934-0049 to speak to a helpful leasing agent.  A $400 deposit will secure your reservation, with the final balance due 30 days prior to your arrival.  We accept Visa, Mastercard & Discover.

What are your office hours?
Our office hours are: Monday- Friday: 8-5 
                               Saturday: 9-3 
                               Sunday:  10-2 
We are also available after-hours for late arrivals & emergencies.

What are the check-in/ check-out procedures?
Check in time is between 3 & 5 PM.  Once you've confirmed your reservation with us, you will receive a detailed confirmation e-mail with all of the instructions you'll need.

You will check in at our office (located at 1101 Gulf Breeze Parkway; Suite #109 in Gulf Breeze FL, 32561). If you pass the beach entrance, we are just behind Ace Hardware and Whataburger on the right hand side.

Please check out before 10 AM or you will be charged unless a late-check out is requested.
(Please call us a day ahead of time to request an early- check in or a late check out.)

Sorry, no refunds will be issued for early departure.

If your reservation is at the Portofino Island Resort, you will also check in at the front desk at Portofino to pick up your parking passes and amenity cards.

RETURNING KEYS AND PARKING PASSES: Please return all room keys and parking passes to our office upon departure. If we are not in the office when you depart please place keys in the black drop box out side our office doors.

What are your age requirements for renting?
We do require the primary renter to be 25 years of age.  Valid photo identification must be presented at check-in.

What do I need to bring?
Please bring extra things like trash bags, napkins, toilet paper, dish washing detergent and laundry soap as there is not daily housekeeping.  We'll stock the unit with enough to get you started, but for stays over a night or two, you'll want to have extra.  Also, please bring those extra pots & pans you can't do without.  All of our kitchens are fully stocked for normal usage.  Please bring beach towels as the bath linens are not intended for beach/ pool use.

What if I will be arriving after normal business hours?
Late arrivals are encouraged to notify the staff.  Instructions for accessing the after-hours lock box will be provided in your confirmation e-mail.

What are the additional fees & costs on top of the nightly/weekly rate?
Each property has a mandatory cleaning fee dependent on the size of the property, sales tax (13.65%) & $50 booking fee.  We are negotiable on the room rates during the off-season, however these fees are non-negotiable.

PLEASE REVIEW THE TERMS AND CONDITIONS OF YOUR RESERVATION PRIOR TO YOUR ARRIVAL.
You must be 25 years or older to rent any of our rental properties. There are no exceptions. The individual whose name is on the contract must be staying on the premises for the duration of the stay and will be held responsible for the actions of all minor guests.
 
You are responsible for the accuracy of your dates, please check your confirmation carefully and call us immediately if any corrections are necessary. Otherwise it will be assumed to be correct.

How are repairs handled if they should arise during my vacation?
Every effort is made to maintain accommodations in good repair. All repairs will be handled as quickly as possible. NO REFUNDS WILL BE ISSUED FOR MALFUNCTIONS BEYOND OUR CONTROL. The guest is responsible for any damages over and above normal wear and tear, and will be notified of any charges upon inspection after departure. If excessive cleaning is required after your stay, or there is damage to the unit you will be notified and billed accordingly.

What if I become locked-out of my rental property?
If you become locked out of your unit during normal business hours, we will gladly let you in. Normal business hours are: Monday- Friday 8 AM- 5 PM; Saturday 9 AM- 3 PM; and Sunday 10 AM- 2 PM. In the event that you are locked-out after hours, please call Joe Schmo at #850-207-4098. You will be responsible for paying him directly.

What is your policy regarding house parties?
This statement is to be clear that House Parties are NOT allowed. If we discover evidence of a party, you will be asked to leave and will not receive a refund. The number of people that the unit will comfortably sleep is the number of people allowed.  However, wedding parties & receptions are absolutely permitted upon approval from the staff.  Please notify us of your intentions and seek express approval if you are planning to use a property for an event.

What is your policy regarding pets?
We do have several properties where pets are allowed for an additional fee.  Pets are not allowed in or on some of our vacation property premises. A pet or evidence of a pet found on the non-pet friendly premises will cause forfeiture of entire rent and deposit and immediate tenant eviction.

What is your policy regarding smoking?
All of our properties are non-smoking.  If you must, please use the assigned "smoking areas" or balcony where permitted.

What is your cancellation policy?
THERE WILL BE NO REFUNDS OR DISCOUNTS FOR BAD WEATHER.  WE WILL ISSUE REFUNDS FOR THE REMAINING NIGHTS STAY IN THE EVENT OF A MANDATORY EVACUATION ON PENSACOLA BEACH DUE TO INCLEMENT WEATHER/HURRICANES. WE WILL ALSO OFFER DISCOUNTS/REFUNDS IN THE EVENT THAT THE BEACHES ARE CLOSED DUE TO THE DEEPWATER HORIZON OIL SPILL, OR ANY OTHER NATURAL DISASTER. IF YOU CANCEL WITHIN 30 DAYS OF YOUR ARRIVAL, YOU FORFEIT ALL FUNDS PAID. VALID PHOTO IDENTIFICATION MUST BE PRESENTED AT TIME OF CHECK-IN.

PLEASE BE ADVISED THAT WE WILL DO OUR BEST TO SEE YOU ARE IN THE UNIT YOU HAVE RESERVED; HOWEVER WE RESERVE THE RIGHT TO TRANSFER YOUR RESERVATION AT ANY TIME. WE WILL DO OUR BEST TO NOTIFY YOU IF THE LISTING YOU'VE RESERVED IS ALSO LISTED FOR SALE & TO AVOID MAKING ANY MODIFICATIONS TO YOUR RESERVATION; HOWEVER, IF THE NEED ARISES WE WILL CONTACT YOU IMMEDIATELY. THIS PROPERTY IS PRIVATELY OWNED AND MANAGED AND WE RESERVE THE RIGHT TO REFUSE RENTAL OR TO DISCONTINUE OCCUPANCY IF IN OUR JUDGMENT YOUR OCCUPANCY OF THE UNIT IS DETRIMENTAL TO THE PROPERTY OR COMPLEX. WE RESERVE THE RIGHT TO ENTER THE PREMISES AT ANY TIME FOR THE PURPOSE OF INSPECTION, REPAIR, MANAGEMENT OR ANY OTHER REASON DEEMED NECESSARY.

If any of these rules are broken, immediate eviction will be given and you will not receive a refund.
